HOW LONG ARE THE LEASES?
All leases are written for an 11 1/2 month period with 12 equal payments.

ARE THE APARTMENTS FURNISHED?
Yes, all of our apartments are fully furnished. All you need to supply is linens, utensils and any personal items that you will need.

IS THE FURNITURE SHOWN ON THE WEBSITE SIMILAR TO WHAT I CAN EXPECT IN MY APARTMENT?
Yes! The website gives you a realistic view of the furniture that you can expect in your apartment.

DO I NEED A GUARANTOR?
Unless you can qualify as “self guarantor” you will need a qualified parental guarantor.

WHAT UTILITIES ARE INCLUDED?
Cable TV with HBO, high-speed internet, and trash service are included. Water is a flat $15 fee that is included in your monthly installment, and electricity is required to be paid directly to Knoxville Utility Board. In the event that electric service is not established in an individuals name, each resident will be billed a flat rate per bed. Please see the office for additional details.

CAN I PAY MY RENT ON-LINE?
Yes, you can! All of our residents are able to sign up for our resident portal where you will be able to view your account, submit a maintenance request, and pay your rent.

CAN I PAY MY RENT IN ADVANCE?
Absolutely! It is very common for students to pay rent for multiple months or even for the entire lease term. Simply contact the Leasing Office and they will assist you in processing your payment.

DO I HAVE TO BE A STUDENT TO LIVE HERE?
Yes, our facilities have been designed and developed specifically as student housing.

WHAT IF I DROP OUT OF SCHOOL?
As long as you are qualified at the time of lease signing, you will still be obligated to your lease terms; however, we do allow qualified releasing.

CAN I BRING MY PET?
At this time we have two pet-friendly buildings with restrictions on the breed of pet that we allow. Please contact the Leasing Office for specific details on restrictions and pet fees.

ARE THE FURNISHED BEDS ALL THE SAME SIZE?
Yes, all beds have full extra-long mattresses.

DOES ROOMMATE SELECTION WORK?
You are allowed to select your own roommate. In the event you do not have roommate(s) our student profile process will help to identify roommates with similar interests.

DO I HAVE TO HAVE A ROOMMATE?
Unless you lease a one bedroom apartment the answer is yes. However unlike many dorm environments our apartments have individual bedrooms with private baths with shared common areas!

IF MY ROOMMATE LEAVES DO I HAVE TO PAY THEIR RENT?
No, all beds are leased on an individual basis. You will only be responsible for your own lease term.

DO YOU ALLOW COED LIVING?
Yes, as long as the landlord, all residents of the unit and their guarantors all agree.

WILL I BE SAFE?
Our apartments have a number of outstanding safety features. These include: emergency panic buttons in bedrooms and shared living spaces, security peep holes in the entry door, deadbolt locks, fire suppression sprinklers and each bedroom door has its own lock and key. Exterior areas are all well lit. While no one can guarantee your safety, these features along with individual awareness of your surroundings will go a long way towards minimizing any potential issues.

IS PARKING AVAILABLE?
Parking is available on a first-come first-served basis. A one-time $20 vehicle registration fee is due in order to receive a parking pass.

IS THERE BUS SERVICE?
There is a shuttle service provided to and from campus on weekdays and gamedays during the school year. Please contact the Leasing Office for more specific details on the schedule.

WHAT AMENITIES ARE AVAILABLE?
Amenities include a spectacular clubhouse equipped with a movie theater, fitness center, billiard table, stand-up tanning beds, wireless cafe with complimentary Starbucks coffee, and a 24 hour computer lab with free printing. View our full list of amenities.

WILL THE CLUBHOUSE AMENITIES BE AVAILABLE 24 HOURS?
The computer lab is available 24 hours and can be accessed with a key card that you will be issued upon move-in. The rest of the amenities are subject to the same hours as the Clubhouse.

DO YOU RECYCLE?
While we support this important environmental initiative, recycling is not available at this time.

HOW DO I REPORT A MAINTENANCE ISSUE?
The easiest way to report a maintenance issue is to use the resident portal that is available to all residents. Simply sign-on and report the issue. You can even follow the progress of your request on-line. Alternatively, you can pick up the phone and contact the leasing office directly.

ARE YOU A NON-SMOKING FACILITY?
All common areas including the clubhouse and pool deck area are smoke free. During the roommate matching stage we try to identify those students that smoke giving them the option to room with other smokers or those that may not care if their roommate smokes.

DO YOU HAVE EMPLOYMENT OPPORTUNITIES?
Looking for some additional cash to supplement your student experience? We typically hire a number of part-time student workers to assist in the day to day operation of the properties. Hours and duties will vary and it is best to contact the Leasing Office to see what positions may be available.
